Tucson, Ariz. — Sidecar, a craft beer and cocktail bar, will open in June in Tucson, Ariz., at Broadway Village plaza. The 963-sq.-ft. space will seat about 40 people inside and 12 or so people outside on the patio. Commercial Retail Advisors represented the landlord, CRI Broadway Village Partners in the transaction. Lee & Associates Arizona has negotiated the $24.8 million sale of the River Center, a 117,563-sq.-ft. shopping center anchored by Whole Foods and Petco.

Tucson, Ariz. — Lee & Associates Arizona has negotiated the $24.8 million sale of the River Center, a 117,563-sq.-ft. shopping center anchored by Whole Foods and Petco. Located on East River Road in the Catalina Foothills of northeastern Tucson, the center posted a cap rate of 5.5%.

Lee & Associates Arizona represented the buyer, Global Retail Investors LLC, a subsidiary of First Washington Realty of Bethesda, Md., and the seller, River Center Canada.

River Center was constructed in 1986 and remodeled in 1997 and 2013.

Tucson, Ariz. — Big-box retail space in Tucson, Ariz., has been leasing up, with the highest demand focused in core regional mall hubs. Big-box spaces in peripheral areas of the city remain vacant.

In the Park Place Mall area, for instance, big box properties are nearly fully leased, with some saying the area is ripe for redevelopment to accommodate future demand.

Metrocom-DBC doing business as Metro PCS is expanding with a new 1,380-sq.-ft. store in Tucson’s Northgate Plaza.

Tucson, Ariz. — Metrocom-DBC doing business as Metro PCS is expanding with a new 1,380-sq.-ft. store in Tucson’s Northgate Plaza. The prepaid wireless service provider has 14 stores in California and two in Phoenix. Metro PCS is planning four new stores in Tucson. T-Mobile owns Metro PCS.

Commercial Retail Advisors represented the landlord, TNP SRT Portfolio I, in the transaction. The tenant was self-represented.

Tucson, Ariz. — Sidecar, a craft beer and cocktail bar, plans to open a 963-sq.-ft. upscale lounge at Broadway Village in Tucson. Slated to open in March of 2014, the bar will seat 40 people inside and 12 to 15 people on a patio.

Commercial Retail Advisors represented the landlord, CRI Broadway Village Partners in the transaction. Sidecar handled the lease negotiations itself.

CBRE represented Floor & Décor in the transaction. The landlord, ABC Broadway/Kolb Center LLC of Tucson represented itself.

Tucson, Ariz. — Gordon’s Dollar Plus Store has signed a lease for a 2,586-sq.-ft. apace at River Crossing in Tucson. Gordon’s Dollar Plus Store is licensed by Discount Dollar Store Services of Las Vegas. Plans call for the new store to open in mid-December.

The new location, the third for the young chain, is expected to open in mid-January 2014. The first two locations are near the University of Arizona and in Sahuarita, Ariz., a Tucson suburb.

Commercial Retail Advisors represented both the landlord, Cortaro Investments and the tenant, Mama’s Family Restaurants in the lease transaction.
