The concept of a shopping center as a place where people simply show up to make a few purchases and leave is becoming passé. Increasingly, developers are building mixed-use centers that include residential, office and entertainment components, which turn them more into a consumer home base and less of a functional destination. Add in amenities like town squares, public parks, community gardens and amphitheaters, and the “shopping center” becomes more of an all-around “center” of activity.

In its eighth year, the annual Top Redevelopers survey continues to underscore the country’s emphasis on refurbishing and repositioning over building anew. Just as in the prior seven years, shopping center owners are concentrating on existing assets — sometimes tweaking, sometimes refreshing, sometimes razing sections and rebuilding. For all, however, the goal is to maximize exposure and returns for all the tenants involved.

Sarasota, Fla. – Bloomfield Hills, Mich.-based Taubman Centers and Sarasota, Fla.-based Benderson Development Co. announced the ground breaking on a $315-million, 880,000-sq.-ft. shopping center in Sarasota, Fla.

The Mall at University Town Center will be a two-level enclosed mall anchored by Saks Fifth Avenue, Dillard’s and Macy’s, and featuring more than 100 specialty stores and restaurants.

The Mall at University Town Center is scheduled to open in Oct. 2014.

Macy’s will open a store in Sarasota, Fla., in fall 2014.

Cincinnati -- Macy’s will open a store in Sarasota, Fla., in fall 2014. The two-level, 160,000-sq.-ft. Macy’s will be an anchor of the new Mall at University Town Center, which is due to begin construction later this year.

Macy’s currently operates three stores in the Sarasota-Bradenton market – at Southgate Mall, Sarasota Square and DeSoto Square.
