As a category of shopping center, open-air centers have been evolving ever since the days they were called lifestyle centers. New categories of tenants have evolved, along with new ways of creating compelling tenant mixes and environments. We asked three open-air owners to tell us about current and possible future directions that evolution may take. 

The companies are San Diego-based American Assets Trust; Irvine Co. Retail Properties in Irvine, Calif.; and Columbus, Ohio-based Glimcher Realty Trust. Here’s what they had to say.

Glimcher Realty Trust has acquired Arbor Hills, an upscale, open-air center located in Ann Arbor, Mich., in the main corridor that connects downtown Ann Arbor and the University of Michigan’s main campus.

Columbus, Ohio — Glimcher Realty Trust has acquired Arbor Hills, an upscale, open-air center located in Ann Arbor, Mich., in the main corridor that connects downtown Ann Arbor and the University of Michigan’s main campus. The new center, which opened in August, features 85,000 sq. ft. of leasable space and is approximately 87% leased. Tenants include Anthropologie, Arhaus, lululemon athletica, Madewell and The North Face. The property is expected to average above $500 per square foot in sales.

Columbus, Ohio — Glimcher Realty Trust has released the tenant list for The Outlet Collection | Seattle, which is nearing completion of a major, $35 million renovation. The renovation is transforming the center into a designer fashion outlet mall.

The tenant list includes several retailers new to center. They are Coach, Nike, Michael Kors, J. Crew, Brooks Brothers, Loft Outlet, H&M and Sketchers.

With 25 years of development and project management experience, Pildes comes to Glimcher from Centrum Partners LLC, where he served as VP and consultant. He has also served in senior executive positions at Westfield and JMB/Urban Retail Properties Company.

Glimcher holds a 40% interest in a joint venture with Blackstone Real Estate Partners VI that owns both properties.

Shopping malls continue to be popular with consumers because they offer hands-on shopping experience, according to results of a new survey from Glimcher Retail Monitor.

COLUMBUS, Ohio — Shopping malls continue to be popular with consumers because they offer hands-on shopping experience, according to results of a new survey from Glimcher Retail Monitor. Consumers cite reasons such as ability to try on clothes and accessories (74%), the shopping experience (55%) and store variety (49%) for going to the mall.

The Glimcher Realty Trust pipeline is filled with open-air centers. "We're seeing a lot of opportunity in the market and even our own portfolio with open-air right now," said Michael P. Glimcher, chairman and CEO, Columbus, Ohio-based Glimcher.

Over the last three years, Glimcher has acquired five properties. Four were open-air. Today, open-air centers account for about 20% of the company's 29 properties.

Recently, Glimcher shared his insights about open-air and enclosed centers with Chain Store Age contributing writer Michael Fickes.

The 173,220-sq.-ft. center is 97% occupied, generates sales of more than $800/sq. ft., and is tenanted by Apple, Anthropologie, J. Crew, Lululemon Athletica and Madewell, among others.

Glimcher purchased University Park Village for $105 million.

Columbus, Ohio-based Glimcher Realty Trust said it has completed the acquisition of One Nineteen, an outdoor retail center located in Leawood, Kan.

Leawood, Kan. -- Columbus, Ohio-based Glimcher Realty Trust said Wednesday it has completed the acquisition of One Nineteen, an outdoor retail center located in Leawood, Kan.

One Nineteen is adjacent to Glimcher’s Town Center Plaza and will add approximately 165,000 sq. ft. of GLA to the combined property.  Tenant sales at One Nineteen average more than $900 per sq. ft., and the center is currently 93% leased featuring Kansas City’s first and only Crate & Barrel and lululemon athletica, as well as an Apple store.
