New York -- Michael’s has leased a 21,400-sq.-ft. former Circuit City store at the Torrington Fair shopping center in Torrington, Conn.

Wal-Mart, Price Chopper and Petco anchor the center, which is now 100% leased, although there is an outparcel that may be developed in the future. Charter Realty & Development and Lornell Realty made the deal.

Power centers have proven themselves to be a resilient asset class in recent years. First the recession cut into business. Then e-commerce leveled some of their big-box tenants, hurt others and ignited a downsizing trend. 

Yet research from Washington, D.C.-based CoStar Group shows that only 2% of power centers have vacancy rates of 40% or higher and probably won’t recover. Another 6% have vacancy rates of 20% to 40% and are in serious condition but may recover.

After all the carnage, only a little more than 2% can’t recover? How can that be?

The Hodgdon Group said it has completed construction on the conversion of a Circuit City building in Laguna Hills, Calif., for the grand opening of an Ashley Furniture HomeStore on Friday, April 20. 



Laguna Hills, Calif. -- The Hodgdon Group said it has completed construction on the conversion of a Circuit City building in Laguna Hills, Calif., for the grand opening of an Ashley Furniture HomeStore on Friday, April 20. 



The former Circuit City building was expanded to make way for a fully remodeled 51,000-sq.-ft. retail building, which includes the new 33,000-sq.-ft. Ashley Furniture HomeStore plus Total Wine & More in the remaining 18,000 sq. ft.

Chicago-based General Growth Properties announced that Fresco World Market is slated to open at Eastridge Mall, located in Santa Clara County, Calif., by September.

San Jose, Calif. -- Chicago-based General Growth Properties announced that Fresco World Market is slated to open at Eastridge Mall, located in Santa Clara County, Calif., by September.

Fresco will take over a former Circuit City building and will feature the largest produce and seafood departments in the county and the Bay area.

A GGP property, Eastridge Mall is anchored by J.C. Penney, Macy's, Sears, Barnes & Noble, Bed Bath & Beyond, Sports Chalet and AMC Theatres.

Electronics and appliances retailer Hhgregg said Friday it is planning to open as many as 20 new stores in the Chicago market this fall.

Indianapolis -- Electronics and appliances retailer Hhgregg said Friday it is planning to open as many as 20 new stores in the Chicago market this fall.

According to a report by the Chicago Tribune, the openings would make the Chicago area the largest market for the chain, with 11% of its 174 stores.

Hhgregg is leasing former Circuit City, Linens ’n Things and Wickes Furniture sites, and plans to open a DC to support the Chicagoland expansion, it said.

Hodgdon Realty Group negotiated the 31,000-sq.-ft. lease for Ashley Furniture with Crown Realty & Development Inc. of Irvine, Calif. Hodgdon-Miank Construction served as the full-service design-build contractor and completed the major renovation for a new Ashley Furniture HomeStore.
